How to optimize a leboncoin listing: video, the missing piece

If you market property in France, leboncoin is one of the portals buyers check first. To optimize a listing on it, fill it in completely: a precise location, photos, a description, property details, a floor plan, a video or a virtual tour. Since October 1, 2026, leboncoin immo sorts listings by relevance: the Vitrine (showcase) block first, then, within each block, a score combining completeness, plan level and freshness. A well-filled Starter listing can rank above a Leader listing. Video counts toward the completeness score, and you can create one in minutes from your photos.

How leboncoin ranks your listings since October 2026

Until now, professionals’ real estate listings rotated through leboncoin’s results, driven by bumps. Since October 1, 2026, they are ranked by relevance, and that’s the order buyers see by default. leboncoin details this ranking in its relevance sort explainer:

  1. The Vitrine. Vitrine listings, which replace “À la Une” (featured), get a dedicated area at the top of the results. Everything else comes after.
  2. An overall score, within each block. Vitrine or not, listings are ranked by a score that combines three key criteria: the completeness score, the priority of your plan, and the listing’s freshness.
  3. Customer reviews and exclusive mandates are also taken into account.

The Vitrine and the plan cost money. The completeness score is free and entirely in your hands. That’s often where your position against other agencies in the area is decided.

Completeness beats your plan level

Your plan gives a ranking priority, rising from Starter to Leader, but it guarantees no position. leboncoin says so plainly: within the same block, a very complete Starter listing can appear above a less detailed Leader listing. In its own words, the plan “doesn’t replace enriching the listing.”

For an agency, the takeaway is simple. Upgrading your plan won’t make up for an incomplete listing, and a small agency that takes care of its listings can rank above a better-equipped network. Completing your listings is the most cost-effective lever in the new ranking.

The completeness score, point by point

The completeness score measures how much of the listing is filled in, not the quality of its content. leboncoin includes, among others:

  • The location, as precise as possible.
  • The number of photos and the description.
  • Property details: size, rooms, DPE (energy certificate), heating, outdoor space, parking.
  • Video, virtual tour and 2D floor plan, which leboncoin calls “highly requested media.”

The checklist to optimize your leboncoin listing

A location as precise as possible

Enter the exact address, or at least the neighborhood, rather than just the city. Location counts toward the score, and it’s one of buyers’ first criteria.

All your photos, the best one first

The number of photos counts toward the score: publish all the ones you have. And pick the first one carefully. In real estate results, leboncoin doesn’t show a free-text title: the card shows the photo, the price, the property type, rooms, size, a few features and the neighborhood. The photo is what gets the click.

Every property detail, no exceptions

Size, rooms, floor, DPE, heating, outdoor space, parking, cellar: every filled field counts toward the score. Some do double duty, since features like a balcony or a cellar also show on the card in the results.

A structured description, key points first

Buyers read fast, often on mobile: put the property’s strengths in the first lines. Then describe the surroundings: public transportation, schools, shops. And write words out in full: leboncoin listings also show up in Google, which handles abbreviations poorly. That’s leboncoin’s own writing advice.

A floor plan, a video or a virtual tour

These are the score’s “highly requested media.” In the results, a listing that has one is flagged with an icon. It’s also the part most often missing. More on that below.

At agency level: reviews and exclusive mandates

Two ranking criteria aren’t set listing by listing. Customer reviews and exclusive mandates are taken into account: flag your exclusive mandates as such, and ask satisfied clients for reviews.

Video, the missing piece

Property details, photos and descriptions are part of every agency’s routine. Video isn’t: until now, it took a shoot, a vendor or time spent editing. So it’s the piece most often missing, even though it counts toward the completeness score.

On the listing page, leboncoin shows a “Vidéo” button, placed right on the main photo, next to the one that opens the gallery. It opens a viewer with two tabs, “Photos” and “Vidéo.” Without a video, the button doesn’t appear: the buyer only gets the photos.

leboncoin reports that videos bring listings 12% more views, according to data published by leboncoin immo. Once buyers are on your listing, video helps keep them there:

  • They stay longer. A video gets watched to the end. A gallery gets swiped through in a few seconds.
  • They picture themselves there. The volumes, the flow from room to room, the light: video shows what photos only partly convey.
  • Showings are better qualified. A buyer who has seen the property in motion knows what they’re coming to see.

Freshness and bumps: publish complete on day one

Freshness is one of the score’s three key criteria: a recent listing gets an edge, and its position changes from day to day. Bumps haven’t gone away either: according to leboncoin’s announcement of the change, they’ve been taken out of the plans but remain available as Boosters. They temporarily add points to the listing’s score, below the Vitrine block, without changing its completeness.

In practice: a listing published incomplete and finished the following week spends its freshest days with a low score. Photos, description, property details and video all need to be online from day one.
