How to optimize a Bien’ici listing: video, the detail that stands out
If you market property in France, Bien’ici is one of the main listing portals. By default, it ranks listings by relevance: publication date, location, price and completeness. Price and location depend on the property; completeness and freshness depend on you. Photos, video, property details: every item you fill in completes your listing, helps it rank higher and makes it more visible. Video also catches the eye in the results, with a “VIDÉO” badge few listings show. You can create one in minutes from your photos.

How Bien’ici ranks your listings
When a buyer runs a search, Bien’ici shows listings in its default order, “Pertinence” (relevance). Its terms of use spell out the criteria: listings are ranked by default on relevance criteria “such as the publication date of the listing, the location of the property, its price and the completeness of its information and criteria.”
Of those four criteria, two can’t be optimized:
- Location and price depend on the property and on the buyer’s search. You don’t change them to gain spots.
- Completeness and publication date depend on you. They are your two levers, and they cost nothing.
Bien’ici doesn’t publish the weight of each criterion, nor the exact list of what it counts as completeness. The practical rule is simple: fill in everything the form or your listing software offers, and leave no field empty. Photos, video, property details: every item you fill in completes the listing and counts toward its ranking.
Paid options, and what doesn’t count
On top of the relevance sort, Bien’ici sells two ways to move up, described in its plan for agencies:
- “À la Une” (featured) listings move to the top of the results list.
- “Super Ranking” applies a bonus to all your listings, which improves their average position.
These options don’t replace completeness: they add to the ranking. A featured listing that’s incomplete is still an incomplete listing, and buyers leave it fast.
The “coup de cœur” (favorite pick) frame, on the other hand, gains you nothing. Bien’ici says so: it sets the listing apart in the list “without affecting its ranking in the search results.”
The checklist to optimize your Bien’ici listing
A precise location
Bien’ici is a map first: every listing shows on it, with its neighborhood, transit and shops. Without an exact address, the property shows in a broad zone, and buyers have to ask for the address to place it. Enter the full address, even if you choose not to display it publicly.
Every property detail
Living area, rooms, bedrooms, floor, elevator, outdoor space, parking, heating, year built: these are the “information and criteria” Bien’ici refers to for completeness. Buyers also filter on them. An empty field means a filtered search your listing doesn’t show up in.
The energy rating (DPE), even a poor one
It’s mandatory in every sale or rental listing in France. Fill it in whatever the letter.
Photos of every room
Lead with a bright living space, then show every room, kitchen and bathroom included. The first photo is what earns the click from the results list.
A detailed description
Area and rooms, features, neighborhood, practical details, always in the same order. Bien’ici already shows shops and transit on the map: use the description for what the map can’t say, like natural light, quiet or recent renovations.
A video
The last item, and the one your competitors have least often. That’s the next section.
Video, the detail that stands out
Video completes the listing, and completeness is a criterion of the relevance sort: so video helps your listing rank higher. On top of that, it gets seen. In the results list, a listing with a video carries a “VIDÉO” badge on its photo. On the listing page, the same badge sits next to the price, and a “Visite vidéo, cliquez ici” (video tour, click here) button sits in the middle of the main photo.

And that badge is rare. On November 4, 2026, on the first results page of a search to buy in Paris, 4 listings out of 26 showed it. The “360°” badge for virtual tours was far more common. In a list where every listing looks alike, video is one of the few ways to stand out without paying for an option.
Once the buyer is on the listing, it works for you:
- They stay longer. A video gets watched to the end; a gallery gets swiped through in seconds.
- They picture themselves there. Volumes, the flow between rooms, the light: video shows what photos only partly show.
- They come to the showing knowing what they’ll see. Showings are better qualified.
Publish complete on day one
Publication date is one of Bien’ici’s relevance criteria. A listing published incomplete and finished the following week spends its first days online with fewer assets, right when it’s newest. Photos, details, energy rating, description and video should all be ready before it goes live.
For the video, you can do it without a shoot. Roomotion creates it from the listing photos you already have:
- Upload your photos and put them in walkthrough order.
- Pick your style: camera moves, music, intro and end screen with your contact details. Or let the tool choose for you.
- Get the video in minutes, in landscape for Bien’ici and vertical for social media.
Each photo becomes a real camera shot, with depth, not a plain slideshow. For the full walkthrough, see our guide Create a real estate video from your photos.
Measure the impact of video
Before adding the video to a listing that’s already live, note its inquiries over the last two weeks, and its views if your software or your Bien’ici pro account shows them. Compare over the same period after adding it. A listing naturally loses audience over time: if its numbers go back up, the video has something to do with it.
For a clearer test, compare two similar properties, in the same area and price range, one with a video and one without.
